This project involved staking the building footprint and foundation layout for a new single-family residence on a challenging hillside lot in West Richland. The site presented significant grade changes requiring careful coordination with the excavation contractor to ensure the foundation stepped correctly with the natural terrain. Survey flags mark critical corner and offset points, giving the contractor clear reference throughout the dig and pour sequence. The panoramic Tri-Cities valley views visible in the background reflect the elevated, exposed nature of this site — and the precision required to get every elevation right the first time.
This boundary survey established and monumented the corners of a residential parcel in Kennewick, retracing the original government survey lines to resolve a long-standing question about the property boundary. The orange flagging stake and brass cap monument visible in the photo mark a restored corner — a permanent, legally defensible point that anchors the entire survey. Work included a full deed and record search, field traverse, monument setting, and a Record of Survey filed with Benton County for permanent legal documentation.
Baseline Boundaries provided full construction layout services for a new McDonald's restaurant in Sunnyside, WA. The scope included precise staking of the building footprint, drive-through lane geometry, curb returns, utility stub locations, and parking field layout — all tied to a local control network established at project start. The pink flags visible across the cleared pad mark individual layout points set to sub-centimeter accuracy using GPS-RTK equipment. The project was delivered on a fast-track schedule to meet the contractor's concrete pour date without a single revision request.
